WHAT MUST I BRING WITH ME TO TOUR AN APARTMENT?
CheckpointID, a third-party ID verification software, provides real-time identity authentication. Any guest over 18 must present a government-issued photo ID, including a driver's license (U.S., Mexico, Canada) or passport (U.S. and international) to tour the property. Please get in touch with our office for more details.
WHAT ARE THE RENTAL QUALIFICATIONS?
Gross monthly income must be at least 2.5 times the market rent. A favorable current and/or previous rental history and satisfactory credit are required. A criminal background check will be conducted.
What forms of employment verification are considered acceptable?
As part of the application process, you are required to provide qualification documents that meet our criteria. These documents must be in digital original format and will be verified for authenticity using a third-party service called SNAPPT. For more information, please refer to the Income section of the Qualification Acknowledgement.
WHAT FEES ARE REQUIRED TO APPLY?
$70 application fee per person, $175 administrative fee, and $300-$750 deposit depending on the size of home.
DO YOU ALLOW PETS?
Yes, we do. Breed restrictions apply. Pets require management approval, verification of current vaccination record, and a photo of your pet. Please see the Qualification Acknowledgement for complete details.
HOW MANY PETS MAY I HAVE?
Up to 2 per apartment.
ARE THERE ANY DEPOSITS, SPECIAL FEES, OR MONTHLY CHARGES TO HAVE A PET?
Yes, there is a $250 non-refundable pet fee, a $250 pet deposit, and $25 monthly pet rent per pet. 
DO YOU HAVE AN EARLY TERMINATION OPTION?
Yes. We offer an early termination option.  Please contact our team for more details. 
WHAT UTILITIES WILL I BE RESPONSIBLE FOR?
Water, sewer, trash, and electricity.

AM I REQUIRED TO HAVE RENTERS INSURANCE?
Yes, you are required to obtain a liability policy with coverage of $100,000. As a convenient option, we have partnered with HOMEBODY. You can enroll online through our portal or by contacting them directly at HOMEBODY.com or 1-877-577-0850. We strongly encourage you to obtain a policy that covers your personal belongings as well.
HOW CAN I PAY MY RENT?
Rent payments can be made easily on our resident portal using a credit card or ACH debit. Please note that we do not accept cash, money orders, or temporary checks.
WHEN IS MY RENT PAYMENT DUE?
1st of the month.
WHAT DAY OF THE MONTH AM I LIABLE FOR A LATE CHARGE?
A late fee is charged on the 4th of the month per the lease contract.

ARE GAS GRILLS PERMITTED AT YOUR PROPERTY?
For safety reasons and per fire code, grilling is not allowed on patios or within 10 feet of any building. Grills are provided by the pool for your convenience.
DO YOU WORK WITH LOCATORS OR REALTORS?

Yes. If you were referred to us through a locator service or realtor, it is essential to note that such services are not our employees but rather independent contractors.
 
You are responsible for informing your locator/realtor of our company policy to ensure that any referral fees are processed. The following conditions must be met for an invoice to be considered for payment:
 
- The referring agent's name and company must be provided in writing during your initial contact with the property, which should be documented via a digital guest card AND on the online rental application.  
 
- The Owner must approve the referring agent in writing.
 
- You must maintain good standing (without any monetary or non-monetary defaults of the Lease) for the residency period before the Owner pays any referral fee. This period must be at least 30 days of the Lease term, and referral invoices must be received within 60 days of move-in.
 
Failure to meet these requirements will disqualify your agent from our referral program. Additionally, corporate leases are not eligible for locator referrals, and licensed applicants cannot self-refer and do not qualify for commissions from our referral program.
 
We require copies of the broker's and referring agent's licenses to process a commission invoice for locator services.
HOW MANY PEOPLE PER BEDROOM ARE PERMITTED?
Per our Qualification Acknowledgement, two (2) people per bedroom are permitted, with an additional person of 17 years or less. A studio apartment counts as a one-bedroom.
